A
That's it, I've made up my mind: I'm buying a two-room flat in a new building in Gidrostroy for eight million. I've scraped together the down payment, now I just need to sort out the mortgage.
-
B
Hold the champagne. Pass me a napkin and a pen... What rate did they approve you at?
-
A
Sixteen percent over twenty years. A bit steep, sure, but at least it's mine, not someone else's.
-
B
Look: you put down one point six million, you borrow six point four, and the fixed monthly payment comes to about ninety thousand.
-
A
Well, I can manage ninety thousand if I tighten my belt and forget about holidays.
-
B
Oh, you'll manage it, but over twenty years you'll pay back more than twenty-one million, so the overpayment comes to almost fifteen. And the same kind of flat rents for forty thousand.
-
A
So you're suggesting I pay some stranger all my life and be happy about it?
-
B
I'm suggesting you do the maths. You put the fifty-thousand difference into a savings account, and in ten years or so you buy a flat with next to no debt.
-
A
Convincing, I'll give you that. Listen, remind me, where was it you invited us for a housewarming last week?
-
B
Well... to Festivalny. You see, there was a family mortgage, the kids, a school nearby... That's different.
-
A
Oh, of course, different. The shoemaker goes without shoes, as they say, and the economist, it turns out, goes with a mortgage. I think I'll keep the napkin.
